KNOW ALL MEN BY THESE PRESENTS
That Centex Development Company ("Grantor"), for and in consideration of
Fifteen Thousand and No/100 Dollars ($15,000.00) and other good and valuable
consideration to Grantor, the receipt and sufficiency of which is hereby acknowledged,
paid in hand by the City of Coppell, Texas, a Texas home-rule municipality, ("Grantee")
has GRANTED, SOLD AND CONVEYED, and by these presents does GRANT,
SELL AND CONVEY unto Grantee all that certain lot, tract, or parcel of land situated in
the Counties of Dallas and Denton, State of Texas, and described as follows:
"BEING a 1.300 acre tract of land situated in the Clarinda Squires Survey,
Abstract No. 1327, in the City of Lewisville, Dallas County, Texas and
being a portion of the remainder of that certain tract of land described in
deed to Vista Partners, recorded in County Clerks File No. 93-R00++66 of
the Deed Records of Denton County, Texas (D.R.DE.C.T.), said 1.300
acre tract being more particularly described by metes and bounds as
follows:
BEGINNING at a point at the intersection of the South Right-of-way line
of Natches Trace Drive (variable width R.O.W.), recorded in Volume
98219, page 056 of the Plat Records of Dallas County, Texas (P.R.D.C.T.)
with the East Right-of-way line of Denton Tap Road (variable width
R.O.W.);
THENCE along said South Right-of-way line the following three (3)
courses and distances:
S 89020'28'' E, A distance of 10.13 feet to a point for
comer;
Along a curve to the right having a radius of 270.50 feet, a
Delta angle of 55°19'23TM, a long chord that bears S
61040'47TM E a distance of 251.16 feet, an arc distance of
261.19 feet to a point for comer;
Along a curve to the left having a radius of 330.00 feet, a
Delta angle of 07°17'37'', a long chord that bears S
37039'53'' E a distance of 41.98 feet, an arc distance of
42.01 feet to a point for the Northeast comer of that certain

1.399 acre tract of land described in deed to JSS Properties,
Ltd., recorded in Volume 99056, Page 3362 of the Deed
Records of Dallas County, Texas (D.R.D.C.T.);
THENCE departing said South Right-of-way line, along the North line of
said JSS Properties, Ltd. tract the following two (2) courses and distances:
S 56°11'53" W, a distance of 266.51 feet to a point for comer;
S 00o39'32'' W, a distance of 86.20 feet to a point for comer;
THENCE N 89020'28'' W, departing said North line, over
and across said Vista Partners tract, a distance of 50.00 feet
to a point for comer in the East Right-of-way line of said
Denton Tap Road;
THENCE along said East Right-of-way line the following six (6) courses
and distances:
N 00039'32TM E, a distance of 81.00 feet to a point for comer;
N 05°03'03" W, a distance of 79.78 feet to a point for comer;
N 05043'33'' E, a distance of 26.27 feet to a point for comer;
Along a curve to the right having a radius of 250.00 feet, a Delta
angle of 10°36'02'', a long chord that bears N 10°33'38 E a
distance of 46.19 feet, an arc distance of 46.25 feet to a point for
comer;
Along a curve to the left having a radius of 253.20 feet, a Delta
angle of 16°09'62'', a long chord that bears N 07043'44'' E a
distance of 71.20 feet, an arc distance of 71.43 feet to a point for
comer;
N 00041'48'' E, a distance of 83.97 feet to the point of beginning,
and containing 1.300 acres of land, more or less.
TO HAVE AND TO HOLD the Land, together with all and singular the rights
and appurtenances thereto and in anywise belonging including all of Grantor's right, title
and interest in and to adjacent streets, alleys and rights-of-way, subject to the Permitted
Exceptions, unto Grantee, its successors and assigns forever; and Grantor does hereby
bind itself, its heirs, successors and assigns to WARRANT AND FOREVER DEFEND
all and singular the Land unto Grantee, its successors and assigns against every person

whomsoever lawfully claiming or to claim the same or any part thereof by, through or
under Grantor.
