Letter of Commitment for
Landscaping Development Credits
WHEREAS, the City of Coppell, Texas is a home-rule municipality located in Dallas
County, Texas, hereinafter referred to as "City"; and
WHEREAS, Centex Development Company is a Texas corporation with its principal
place of business being located in Dallas County, Texas, hereinafter referred to as "Centex"; and
WHEREAS, Centex, by an agreement on or about October 18, 1999, sold to the City of
Coppell, Texas land which is depicted on Exhibit "A" which is attached hereto and incorporated
herein for all purposes; and
NOW, THEREFORE, in consideration for the sale and purchase of such property, the
City hereby grants development credits in the form of landscape credit against the future
landscape requirements, as required by Section 34 of the Coppell Zoning Ordinance, as
amended, for the development of Tract 1 as depicted in Exhibit "A", which is set forth and
incorporated herein by reference; and, such credits shall not exceed nine thousand, one hundred,
forty-three sqaure feet (9,143 sq. ft.) of landscape area which will be applied toward the
development of Tract 1.
