RE: Shadowridqe Estates, 4th Increment - Final Plat
LOCATION:
Northwest corner of Plantation and Bethel School Road
APPLICANT:
Centex Real Estate Corporation
TRANSPORTATION:
Applicant will be required to place in escrow approximately
$42,000.00 to cover subject developments 1/2 share of
improvements to be made along the frontage of this
property. Developer has agreed to place funds in escrow as
soon as the final plat is approved by the City Council.
HISTORY:
ZC-519 and the preliminary plat for Shadowridge Estates,
4th Increment was approved by the City Council on June
1989, along with variances as requested.

SUMMARY:
Staff has no objections to this request.
REQUEST:
Applicant is requesting approval of a final plat with a
variance request to: (1) allow the spacing between the end
of line cleanout and manhole on the sanitary sewer line to
be 250 feet; and, (2) allow the minimum lot width to be 67
feet; the Comprehensive Zoning Ordinance requires 75 feet
in (SF-9) districts.
ALTERNATIVES:
1) Approve the final plat with variances.
2) Approve the final plat without variances.
3) Deny the final plat.
