Box 478 Coppell, Texas 75019 Re: Shadow Ridge Estates - Fourth Increment Final Plat and Construction Plans Dear Ms. Bowman: As per your raquest in cur telephone conversation of July !!~ 1989, we have recalculated the required amount of funding that the applicant must escrow with the City of Coppell for improvement of half of Bethel School Road along the front of their property. The initial escrow amount included in our June 26, 1989 letter was $48,071 based on a construction cost of $100 per front foot across 480.71 feet of frontage of the subject property on Bethel School Road. The new escrow amount has been calculated by reducing the length of roadway to be improved along the front of the subject property to account for the sixty feet of improved roadway already in existence west of the Plantation Drive intersection. The resulting calculation yields a new escrow amount of $42,071.00. Please call me if you have any questions. Sincerely, John C.
