Item 9:
To consider approval of a replat for the Shadowridge Estates
Addition, First Increment, Lot 33, located at the northeast
corner of Bethel School Road and Plantation, at the request of
Centex Real Estate Corporation.
Taryon Bo~uuan introduced the item to the Commission.
Steve Stolte of Centex Real Estate was present to represent this
item before the Commission.
Chairman Munsch opened the public hearing and asked for persons
wishing to speak in opposition to this change. There were
none. He then asked for persons wishing to speak in favor of
this change. Again there were none.
Following discussion Commissioner Johnson moved to approve the
replat for Shadowridge Eastates, First Increment, Lot 33, with
the provision that the thirty foot side setback along Bethel
School Road be adjusted to meet the code, and that the width of
the lots be adjusted also. Commissioner Redford seconded the
motion; motion carries (5-0) with Chairman Munsch and
Commissioners Green, Johnson, Redford and Weaver voting in favor
of the motion.

Item 10:
To consider approval of a Preliminary Plat for the Shadowridge
Estates Addition, Fourth Increment, located at the northwest
corner of Bethel School Road and Plantation Drive, at the
request of Centex Real Estate Corporation.
Taryon Bowman introduced the item to the Commission.
Steve Stolte of Centex Real Estate was present to represent this
item before the Commission.
Following discussion Commissioner Redford moved to approve the
preliminary plat for Shadowridge Addition, Fourth Increment,
with the variances as submitted. Commissioner Green seconded
the motion: motion carried (5-0) with Chairman Munsch and
Commissioners Green, Johnson, Redford and Weaver voting in favor
of the motion.
Item 11:
To consider approval of a Preliminary Plat for the University
Park Addition, located north of Bethel Road, west of Bethel
SchoOl Road and south of the Hunterwood Subdivision, at the
request of Joyce-Myers Enterprises.
Commissioner Green moved to deny the preliminary plat for the
University Park Addition. Commissioner Johnson seconded the

RE: Shadow Ridge Addition, 4th Increment, Preliminary Plat
ZOCATION: Northwest corner of Bethel School Road and Plantation Road.
APPLICANT: Centex Real Estate Corp.
SUMMARY: Applicant requests approval of a final plat with the
following variances: That the spacing between the end of the
line cleanout and manhole on the sanitary sewer line be 250
feet. Ordinance requires maximum of 200 feet. The width of
the lots shall not be less than sixty seven (67) feet at the
front street building line. That the side yard setback on Lot
#44 adjacent to Plantation Drive be no less than fifteen (15)
feet. That the side yard setback on Lot #52 adjacent to Bethel
School Road be not less than fifteen (15) feet.
ALTERNATIVES:
1. Approve the preliminary plat as submitted.
2. Deny the final plat.

Minutes of June 13, 1989
The City Council of the City of Coppell met in a special called
Executive Session on Tuesday, ,rune 13, 1989, at 7:16 p.m. in the Council
Executive Chambers of Town Center. Those members present were:

Dean Wilkerson, Mayor Pro Tom (late arrival)

Also present were City Manager Alan D. Ratliff, City Attorney Larry

Item ES1 was moved to the end of the agenda and held in conjunction with
Item ES25. Mayor Pro Tom Wllkerson arrived during the Executive
Session.
Mayor Wolfe declared the public session closed for an Executive Session
on Tuesday, June 13, 1989, at 7:16 p.m. as allowed under the above
recited articles. Mayor Wolfe adjourned the Executive Session at 7:32
p.m. on Tuesday, June 13, 1989, and opened the public session.
Open to the public.
The City Council of the City of Coppell met in a regular called session
on Tuesday, June 13, 1989, at 7:32 p.m. in the Council Chambers of Town
Center.
Mayor Wolfe called the meeting to order and asked everyone to stand
while Councilman Morton gave the invocation. Following the invocation
Mayor Wolfe led those present in the Pledge of Allegiance.
Item 3: Approval of Minutes - May 15, 1989
May 23, 1989
1. The width of the lots shall not be less than sixty-seven
(67) feet at the front street building line.
2. The side yard setback on Lot 44 adjacent to Plantation
Drive, not be less than fifteen (15) feet.
3. The side yard setback on Lot 52 adjacent to Bethel
School Road, not be less than fifteen (15) feet.
The fourth variance, requesting spacing between the end of line cleanout
and manhole on the sanitary sewer line be 250 feet, was not recommended
for approval by the Planning and Zoning Commission. Mr. Steve Stolte,
Land Development Project Manager/Centex Real Estate Corporation, also
spoke to the Council and stated that the developer w~11 be escrowing
funds with the City for the improvements to Bethel School Road. Mayor
Wolfe then declared the public hearing open and asked for those persons
wishing to speak in favor of the proposed zoning change. Those persons
speaking were Mrs. Barbara Bailey, 233 Steamboat. Mayor Wolfe then
asked for those persons who wished to speak against the proposed zoning
change. There were none. The public hearing was then declared closed.
Follow/nd discussion on this item Councilman Robertson moved that the
zoning change be approved as requested including the four (4) above
stated variances. Councilman Morton seconded the motion; motion carried
7-0 with Mayor Pro Tam Wilkerson, Councilmen Thomas, Morton, Smothermon,
Cowman, Robertson and Nelson voting in favor of the motion.

the Council on this item. Ms. Bowman stated that the Planning and
Zontn§ Commission's recommendation is to approve this item with the
follow~ng variances:
