GRAHAM, TRUSTEE, to the County of Dallas, State of Texas, for and in consideration of the sum of ONE DOLLAR ($1.00) and other good and valuable consideration to me in hand paid by the CITY OF COPPELL, TEXAS, a municipal corporation~ have granted and dedicated, and by these presents do hereby grant and dedicate unto the said CITY OF COPPELL, TEXAS, all of that certain tract or parcel of land more particularly described as follows, to-wit: BEING a certain lot, tract or parcel of land containing 0.2289 of one acre situated in the E.A. Crow Survey, Abstract no. 301, in the City of Coppell, Dallas County, Texas, Said land being a portion of that certain tract conveyed to Frank Graham, Trustee, by deed recorded in Volume 83221, Page 4138 of the Dallas County Deed Records and being more particularly described as follows: BEGINNING at an iron pin set forth the Southwest corner of this tract. Said point being on the North llne of Bethel School Road (60 foot ROW) and also being North O0 degrees 12 minutes 30 seconds West, 5.64 feet from the Southwest corner of said Frank Graham tract. THENCE North 00 degrees 12 minutes 30 seconds West, 406.26 feet along the center of Harris Drive to a nail set for the Northwest corner of this tract. THENCE South 86 degrees 12 minutes 23 seconds East, 25.06 feet to an iron pin set for the Northeast corner of this tract. Said point also being the Southwest corner of Lot 40, Block D of Shadow Ridge Estate, First increment, according to the Plat of said addition as recorded in Volume 84110, Page 6743 of the Dallas County Deed Records. THENCE South 00 degrees 12 minutes 30 seconds East, 391.42 feet to an iron pin set for the Southeast corner of this tract. THENCE South 62 degrees 08 minutes 45 seconds West, 28.22 feet along the North line of Bethel School Road to the POINT OF BEGINNING, said tract containing 9,970 square feet or 0.2289 of one acre of land. Said area is also shown on the plat attached hereto as Exhibit "A". The dedication of the above-described property is made to the CITY OF COPPELL, TEXAS, for the purpose of having the said City use the same for street purposes. TO HAVE AND TO HOLD the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging unto the CITY OF COPPELL, TEXAS, its successors and assigns forever; and do hereby bind my successors, administrators, heirs and assigns to warrant and forever defend all and singular the said premises unto the said CITY OF COPPELL~ TEXAS, its successors and assigns, against every person. whomsoever lawfully claimlng or to claim the same or any part thereof, EXECUTED this day of , 1985.
