Re: Shadowridge Estates, 3rd Increment, Final Plat
This letter is to inform you that your request for application of a
final plat for the Shadowridge Estates Addition was approved by the
City Council of the City of Coppell on December 13, 1988.
The stipulations for approval are as follows: Approved with the
variances as requested, and that the applicant escrow funds in the
amount of $56,891 for one-half (1/2) of the street improvements
along Coppell Road, and the owner of lot #50 be required to maintain
the fence that will be along the northern edge of this particular
lot.
Please find attached hereto a listing of procedures for filing the
executed final plat. If the final plat has not been submitted for
signatures by the City Officials within six (6) months, the plat
shall be deemed null and void, and resubmittal shall be required.
Please submit your building plans to our Building Inspections
Department for review and approval in order to receive a building
permit.

FILING OF EXECUTED FINAL PLAT
PROCEDURES
Following approval of the final plat by the City Council, and
correctior, of the plat as required by the City Council, the
inforr~atic, n listed below must be completed pric, r to submission of
the Final Executed Plat to the Plar, ning Departr~er, t.
~ Original signatures on all plats. Names must be typed or
printed below each signature.
~ Signature blc, ck c,f Utility Companies, with original
signatures of each representative.
~ Eight (8) paper copies and two (2) mylars. Paper copies
must be folded. You may submit additional copies for your
use; however, the aOove mentioned amount must be returned
to the City.
~ Clear film positives, i each; 1" = 600' and 1" =200'.
This requirement is for plats larger than 20 acres only.
~ Theee (3) 8 1/2" x 11" sheet size, reduced copies.
~ Trans~,~ittal letter, including r, ame and telephone number of
contact person.
~ Ail blank spaces completed, with the exception of the
signatures of City Officials.
When the ir, forr~atior, listed above is cor~plete; submit eight (8)
bluelir, es, two (2) mylars, clear film positives and a transmittal
letter to the Planning Department. It will take approximately
3 - 5 weeks, to review and obtain signatures. Once the proper
signatures have beer, obtained, the Planning Department will
telephone the person listed as representative c,r contact to pick-
up the plats.
The representative shall subr~it filing fees and the required
number of copies with the County Clerk. The developer completes
the filing process and returns the required number of filed
copies to the Planning Department. Said copies shall show or,
each sheet, the volume and page of the Map and Plat Records ir, to
which the plat was filed by the County Clerk. If the final plat
has not beer, subr~itted for signatures by City Officials within
six (6) ~¢,nths after approval by the City Council, the plat shall
be dee~ed null ar,d void, resubmittal shall be required, and
current subdivision regulations shall apply.
