OF BELTLINE, EAST OF MAC ARTHUR DRC Date: September 28t~ and October 5th, 2000 Planning & Zoning Commission Meeting: October 19, 2000 City Council Meeting: November 14, 2000 PLAT COMMENTS: Plat must be submitted on black line verses blueline paper If the existing median is to be accessed by this use then the mutual access easement would have to be extended off-site to the west, by separate instrument. Label the existing 30' x 85' utility easement at the north east comer of the site. SITE PLAN COMMENTS: 1. Need to dimension typical parking space. 2. Consider rotating the monument sign 90 degrees to be more visible from Belt Line Road. LANDSCAPE PLAN: Need to either label landscape materials more specifically and/or add symbols to Landscape Data Table. Several lines are "floating". An adequate amount of landscaping appears to be provided on the Landscape Plan, however the tabulations appear in error. · Need to add column to Landscape Tabulations indicating the amount of landscaping actually PROVIDED in each of the categories. Are the required and provided square footages exactly the same? · The perimeter landscaping required (15' front, 10' side and rear) appears to calculate as 7,751 while the linear footage (minus the drives) is closer to 697 feet. · Required Non-vehicular and interior landscaping were calculated correctly in the table, however, how much is being provided needs to be defined. Page 1 of 2 ELEVATIONS: 1. Need to provide dimensions for the building, especially to the top of the roof. 2. What is the roof slope above the defined 6 to 12? The east and west the elevations of the roof appear massive and completely out of scale with the rest of the building. A roof plan would assist in the analysis of these elevations. Note: A. ShouM applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the October Sth Development Review Committee (DRC) meeting. Each applicant will bring two new sets of revised plats and plans to the October 5th DRC meeting. Applicants will be asked to show, explain, and defend any revision. A representative for this project is required to attend the meeting.
