Dear Madam/Sir:
This letter is to inform you that the Stoneleigh at Riverchase, Preliminary Plat, to allow the
development of a 360-unit apartment complex on 20.5 acres of property located along the south
side of Riverchase Drive, approximately 645' east of MacArthur Boulevard, was recommended
for approval by the Coppell Planning and Zoning Commission on Thursday, December 19,
1996, subject to the following conditions:
1) A parking variance being granted by the Board of Adjustments.
2) List all botanical and common names for all plant materials.
3) Compliance with Fire Department's comments (attached).
4)
No requirement of a Hike and Bike trail easement or construction of same, as was
alluded to during the DRC discussions.
5) Submission of an irrigation plan.
6) Correct the spelling of "subdivision" under the caption notifying that
property is in a flood hazard area.
7) Compliance with Engineering comments (attached).
8)
Landscape buffer along the southern boundary of the property as required by the
Zoning Ordinance to screen the cars.
The Commission suggests that you work with staff regarding landscaping of the garage islands.
The date scheduled for consideration by the Coppell City Council is Tuesday, January 14, 1997,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application. City Coundl has instructed staff to include
in its agenda packets only those items which accurately reflect conditions az recommended by
the Planning and Zoning Commission. The submittal desdline for revised drawings is L1
noon, Thursday, January 2, 1997. Therefore, please submit 17 folded copies of revised
drawings, plus three 8 1/2" x ll" paper reductions on or before that date.
The drawing which requires changes in order to comply with Planning and Zoning
recommendations is: Landscaping Plan.
