Stoneleigh 1P/PP-CS 961216December 16, 1996 FIRST Mr. Larry Wheeler Chairman - Planning and Zoning Commission City of Coppell P.O. Box 478 Coppell, Texas 75019 RE: Stoneleigh at Riverchase Multifamily Development Dear Mr. Wheeler: As you are aware, First Worthing Company and Seneca Mortgage Company are proposing to develop the 360-unit multifamily project in Riverehase near the northeast comer of MacArthur Boulevard and Belt Line Road. At the November 21st Planning and Zoning Commission meeting, our request for approval of the preliminary plat was denied, in part because of a concern over traffic generation, especially as it relates to the intersection of MaeArthur and Belt Line. Since that meeting, we have been working with various City officials, the owner of the property, and representatives of the area homeowners to come up with a solution for this problem. Based on those discussions, First Worthing Company and Seneca Mortgage Company agree, together with RPG Estates, Ltd., to construct and/or enter into a development agreement with the City to construct the proposed Fairway Drive from the northern property line to the southern property line of the tract of land currently owned by RPG Estates, Ltd.; provide that the plat is approved for Stoneleigh at Riverchase. We look forward to making our formal presemation to you once again at the December 19th Planning and Zoning Commission meeting. If you or other members of the Commission have any questions or comments before that time, please do not hesitate to call. Sincerely, ChairmR~nWagner ~. cc; Jim Witt, City Manager Gary L.
