As stated in the lanuary 15, 1997 letter sent to the applicant, the City and D.A.R.T. must
enter into a Development Agreement regarding the consmiction of Fairway Drive and the
railroad crossing, as well as determining a possible traffic light location. It states that
both the Development Agreement and the stop light issue must be brought back to
Council before approval of the Final Plat will be considered.
The submitted landscape plan does not match the one approved by City Council. This
plan fails to show the required 30" high screen hedge along the two side property lines,
as well as along the rear property line.
3. Provide staff with elevations of the pmix)sed landscaping of the garage islands.
4. Move sidewalk adjacent to the screening wall.
The landscape plan needs to be signed and sealed by a licensed landscape architect or
bonafide nurseryman.
6. Provide a signed and sealed irrigation plan with the next submittal.

applicant disagree with staff comnumts please provide reasons why staff recommendations should
not be followed when you attend the ~ 6th Development Review Committoo (DRC)
Each applicant will bring one new set of revised plats and ~ to the March 6th DRC meeting.
Applicants will be nsked to show, explain and defend any revision. An Engineer for the project
or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, March llth to resubmit twenty-eight (28) folded copies
of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
