StoneleighP2/PP,SP-DR 980326 City of Coppell Development Review Committee Comments Planning Department Stoneleigh at Riverchase II, Preliminary Plat and Site Plan Review DRC Date: March 26, 1998 Planning & Zoning Commission Meeting: April 16, 1998 City Council Meeting: May 12, 1998 Board of Adjustmem will need to gram the variances for from yard fences, side yard setbacks and trash compactors, as well as special exception for parking. List variances and special exceptions on the Site Plan. Summarize on the Landscape Plan the quamity of plaming material proposed for the site. 3. At the time of planting all trees must be a minimum of 3 inches in caliper. Provide information as to the location and disposition of the existing street intersection apron along the southern side of Riverchase Drive (where it currently serves as the driveway entrance to the construction office for the site to the west). Submit building elevations, color renderings, and sign elevations. Bring a color board of the proposed building materials to the April 2nd DRC meeting. Provide on the Landscape Plan the following information: a) Area of all parking pavement, driveways, and sidewalks. b) Square footage of combined building footprints. c) Provide tree ratios for interior landscaping, perimeter landscaping and non- vehicular open space. d) Provide elevations showing landscaping of garage structures providing vertical definition using 6-foot high Nellie R. Stevens Holly, similar to the Phase I of Stoneleigh at Riverchase. 7. Indicate width of golf cart pavement. Provide signature blocks on Preliminary Plat (see attachment) and show adjacent zoning. 9. Submit a Tree Survey by April 7, 1998. 10. Locate on Site Plan all proposed signage. 11. No certificate of occupancy will be issued until Fairways Drive is constructed as per January 27, 1998 agreement. Note: A. Staff written comments will be faxed to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the April 2nd Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the April 2nd DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, April 7th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
