Denton Tap Road, South of Town Center Drive Site Plan: · Need location map. · The scale of the drawing is 1':20', not 1":40' · Need zoning districts on adjacent properties. · Brick pavers at are required at the driveway, as specified in the Streetscape Plan, Section VIII.B. · Queuing of the drive-thru "clothing service" in the fire lane is not acceptable. · Need distance between proposed driveway on Town Center and existing Wendy's driveway. · Need lighting facilities, security lighting screening and glare shades. · Need existing and proposed utility easements. · Existing and proposed waterlines, sanitary sewer lines and storm drainage. Topography with a contour interval of two feet or less. Need a clarification of size of lot: · Data Table on Site Plan states the size of the lot as 89,319 square feet, · Final Plat - 2.057 acres (89,603) square feet on face of plat, and · 89, 617 square feet in the legal description on the Final Plat. Tree Preservation: · Efforts need to be made to preserve as many trees as possible on the site. At a minimum, the six (6) Elm and Oak trees with calipers ranging in size from 13-25 inches in caliper along Denton Tap Road need to be given consideration for preservation. There is also a 20 inch Oak Tree close to the southern property line which is significant. Floor Plan: · A restaurant requires a Special Use Permit. · Is clothing service a dry cleaners? Page 1 of 3 o Signage: Detached Signs · As indicated on the sign elevation, the letters are proposed to be channel set letters, the color of the letters need to be black, white or another neutral color, per the CIVIC report. Attached Signs - Need to indicate color, size and type of attached signs. Elevations: · A minimum of 80% of the exterior elevations are required to be masonry. Per Section 32-80, of the Zoning Ordinance, masonry is defined exclusive of concrete blocks (CMU). Calculations must be provided verifying the compliance with the masonry requirement. · On the southern elevation, what are the "open areas?" Landscape Plan: It appears that approx. 33 % of the site is landscaped, however, need total landscaped area calculations. · Perimeter Landscaping: · Per the Streetscape Plan, along Denton Tap Road. Trees in this Primary Image Zone must be planted one per 40 linear feet, requiring 8 trees versus 7 indicated on the Landscape Plan. · Interior Landscaping: · Miscanthus and Maiden Grass are not on the City's Plant Palette. · Non-vehicular Landscaping · The calculations indicate that they are providing 644 square feet less than required. The minimum landscape requirements must be met. Illustration and area calculations of where the non-vehicular landscaping is location would be helpful. Each applicant will bring one new set of revised plats and plans to the April 6th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting.
