Box 478 Coppell, Texas 75019 972-462-0022 Kris Silverthom 8150 North Central, Suite 645 Dallas, TX 75206 RE: Town Center Addition~ Lot 4~ Block 1~ Minor Plat and Site Plan Dear Mr. Silverthom: This letter is to inform you that the Town Center Addition, Lot 4, Block 1, Minor Plat and Site Plan, to allow the construction of 15,300 square foot retail center on approximately 2.1 acres of property located along the east side of N. Denton Tap Road, approximately 160' south of Town Center Drive, were recommended for approval by the Coppell Planning and Zoning Commission on Thursday, April 20, 2000, subject to the following conditions: SITE PLAN CONDITIONS: 1. Provide descriptions (color and font) and elevations of attached and detached signs. 2. Correct spelling errors on Elevation Sheet. 3. $4,400 is due to the Coppell Reforestation Fund. 4. Submit details on proposed building and site lighting. 5. Rooftop mechanical equipment must be screened fi.om view. 6. Revise the 10-foot utility easements adjacent to Town Center Drive and Denton Tap Road to a sidewalk and utility easement on the Site Plan and the Landscape Plan. 7. The raceway of the signage shall match the material on which it is mounted; i.e., bronze on brick, off-white on EFIS. MINOR PLAT CONDITIONS: 1. Provision of a 4-foot sidewalk in a 1 O-foot sidewalk and utility easement adjacent to Town Center Drive. 2. Show the right-of-way width for Denton Tap and Town Center Blvd. 3. Provide a 1 O-foot wide sidewalk and utility easement along Denton Tap Road. The date scheduled for consideration by the Coppell City Council is Tuesday, May 9, 2000, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please revise and/or submit to the Planning Department 17 folded copies of the all exhibits on or before 12 noon~ Wednesday~ April 26th.
