Dear Mr. Smith,
On April 11, 2000 the City Council approved a site plan for an office building on W. Sandy Lake
Road, approximately 1,100 feet west of S. Denton Tap Road, subject to several conditions as
outlined in the attached letter dated April 12, 2000. Condition #3 stated that a replat submission
would be required prior to the issuance of a building permit.
Since that time, Mark Paine ofG & A Consultants has provided the city with a copy of the Replat
of Tract 2 of Shadydale Acres. This replat was approved by the City of Coppell and was
recorded in Dallas County on luly 22, 1981 (Volume 81141, Page 3480). The approved site plan
encompasses all of lot 2-C as recorded in this replat, and therefore a replat would not be
necessary.
However, additional fight-of-my may be necessary for Sandy Lake Road to achieve the required
90 feet of fight-of-my. It is our understanding that Mr. Paine will conduct an on-site field survey
to determine the existing right-of-way adjacent to the subject tract, as measured from the existing
overhead TXU Electric poles on the south side of Sandy Lake Road. In the event that additional
right-of-way is needed, you offered to dedicate this land by separate instrument to be filed in
Dallas County.
In sum, this property will not have to be re-platted, subject to a verification of the existing
R.O.W. for Sandy Lake Road, and dedication of additional property if needed to achieve 90 feet
of right-of-way. All other conditions stated in the attached letter are still applicable.

Dear Ms. Watson:
This letter is to inform you that the Stuart O'Neal Office Building, Site Plan, to allow the development of a
4,342 square foot office building on a .5 acre tract of property located along the north side of W. Sandy Lake
Road, approximately 1,100' west of N. Denton Tap Road, was approved by the Coppell City Council on
Tuesday, April 11, 2000, subject to the following conditions:
1) The applicant owes $10,300 to the Coppell Reforestation Fund.
2) A tree removal permit must be executed prior to the removal of any protected trees on site.
3) A replat submission will be required prior to securing a building permit.
4)
Revise the determination of retribution credit calculations shown on the Tree Survey to
reflect the Leisure Services comments.
5)
Modify Tree Removal Plan due to moving the driveway to the west in order to
save tree//522.
6) Screen light standards adjacent to residential use.
