Stratford Mnr/PP-CS 970421~--21--1B$7 8:38AH 49~B457 FRON AUERBACH TAYLOR TO: Mr. Kip Allison FROM: Homeowners of Cambridge Manor SUBJECT: Homeowner response to first meeting with Bob Delsanter regarding Stratford plat--DeForest Road · The homeowners of Cambridge Manor Estates (CME) met with Bob Delsanter, his attorney, and Bill Anderson on Tuesday night, April 15. We were shown a proposed SF-PD plat for Stratford sub-division, asked for comments, and told that our concerns would be responded to. We were particularly disappointed with Mr. Delsanter's lack of response on April 16, to access to the n~w development only through Cambridge Manor Lane/Prince Edward. When children's safety is threatened and entry is limited for ambulance and fire tracks, there should be no negotiation about variances to accommodate a developer's design. All homeowners want to see how the city responds to thc developer's plat showing no access except through Prince Edward Lanc. We identified additional street issues, likc traffic and clean-up during the four years of Stratford construction. Our conc~rn~ are; (1 The failure of c(~mmitment to save some trees--a no-build, no-fill zone. Homeowners unanimously expressed great concern about the extensive amount of fill, extending to the property line of home:- not just thc building pad--thus destroying hunctreds of tall, large trees for no economic reason. We expressed many reasons for our concern about loss of this natural resource. In fact, we believe that keeping trees will enhance the economic value of homes in both our areas Cambridge Manor and Stratford. There was no plan for tree conservation during construction, transplanting endangered trees to other areas of Coppell, or preserving trees after construction under new ownership. Mr. Anderson expressed willingness to listen and learn about other communities' design/methods that could apply to Stratford, but lVtr. Delsanter did not. (2 Unspecified changes in elevation at thc southwest end of CME may worsen drainage patterns overall and weaken retaining structures behind CME lots 4,5,6. Comments were communicated by telephone to Mr. Dclsanter's attorney on Wednesday morning around 10:00 a.m., as this memo confLrms.
