RE: Town Center, Lot 1, Block 1, Preliminary Plat (Overton Bank)
Dear Sirs:
This letter is to inform you that your request for approval of Town Center, Lot 1, Block 1, Preliminary Plat
for Overton Bank, located at the northeast corner of Denton Tap and Sandy Lake Roads, was approved by the
Coppell City Council on Tuesday, July 11, 1995. Council needs to be assured that the following conditions
have been met:

The four parking spaces shown on the eastern property line perpendicular to Sandy Lake Road
are removed from the landscape plan and the existing trees in that location are preserved;
the proposed mutual access easement and fire lane should be a minimum of 24' in width;
eliminate the proposed 20' drainage easement, on Lot 1 only, because the 18" RCP is a private
system; and
provide an easement for the proposed off-site sanitary sewer-line.
Also, the dumpster needs to be relocated to a location which meets the approval of the City Engineer. In
addition, I would remind you that Council was concerned about tree preservation. Please refer to the
appropriate section of the Zoning Ordinance to assure that you abide by the tree preservation guidelines of our
requirements.
City Council authorized the Planning and Zoning Commission to be the Municipal Authority responsible for
the approval of the Final Plat. Consequently, your Final Plat will not require City Council action. In that
regard, I am enclosing a copy of the two signature blocks which should be used on your Final Plat.
