Town Center L1/FP-DR 950629 Clty of Coppell Development Review Committee Comments Planning Department Town Center, Lot 1, Bock 1, Final Plat (Overton Bank) DRC Date: June 29, 1995 Planning & Zoning Commission Meeting: City Council Meeting: August 8, 1995 July 20, 1995 Preliminary plat was approved after February, 1995, so signature blocks should be set up for P & Z Chairman only, P & Z Secretary, etc. Irrigation and Landscape plans do not match. (Eliminate the four parking spaces on the eastern property line from the irrigation plan.) The P&Z Commission approved the preliminary plat conditional upon landscape buffers complying with whatever requirement City Council approves on July 11. If Council approves the proposal currently under consideration, 10' landscape buffer will be required on the north and east. The buffer on the east can be placed along the west side of a mutual access easement, but the driveways connecting to it can be no wider than 25'. Consequently, the motor bank access driveway will have to be divided into two 25'-wide sections. Parks and Recreation Manager's Comments: Any work performed on the Denton Tap Road median will need to be detailed and approved by Dennis Slayton (Parks Operations Superintendent). This would include irrigation work, turf removal/re- establishment, plant removal/replacement etc. ° Entries along Denton Tap Road and Sandy Lake Road will comply with Streetscape Plan of the subdivision ordinance. Note: A. Staff written comments will be faxed to each applicant. Bo Please revise plats, landscape plans, and utility plans based on staff recommendations provide reasons why our comments should not be followed when you attend the July 6, 1995 Development Review Committee (DRC) meeting. C Each applicant will bring one new set of revised plats and plans to the July 6th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. D° Applicant will have till noon Tuesday, July llth to resubmit seventeen (17) folded copies of revised plans, three (3) reduced paper copies and one (1) transparency of each exhibit to the Planning Department.
