Box 948 Coppell, TX 75019 RE: Town Center, Lot 1, Block 1, Final Plat (Overton Bank) Dear Sirs: This letter is to inform you that your request for approval of Town Center, Lot 1, Block 1, Final Plat, located at the northeast corner of Denton Tap and Sandy Lake Roads, was recommended by the Coppell Planning and Zoning Commission on Thursday, July 20, 1995, with the following conditions: 1. Revise signature block for P&Z Chairman, P&Z Secretary and City Secretary. More sensitivity to main entrance tree preservation. We would like to see a cooperative venture between the applicant, the engineer, and a member of the Planning Department to preserve as many trees on-site as possible. 3. Relocate the brick screened dumpster to a site agreed upon by the City Engineer. 4. All impact fees being paid. No construction may begin until the Final Plat has been filed with the Dallas County Plat Records Department. Approval of this Final Plat is valid for six (6) months. If the Final Plat has not been submitted to the Planning Department prior to January 20, 1996, the plat shall be deemed null and void and resubmittal shall be required. See the attached checklist for the requirements for executing Final Plats and Replats.
