On site plan, show all street widths.
On both the landscape and site plans, locate planter islands every 15 parking spaces, or
request a variance from the Board of Adjustment at the same time parking spaces
reduction is requested.
No asphalt paving allowed, only concrete. Change notation 6 on the site plan.
Clearly indicate on the landscape plan, location, type and quantity of planting material
being proposed for the site.
Take out the 4 parking spaces opposite to the bank drive-in lanes. Use that space to
provide the 10 foot landscape buffer required for a shared driveway.
Add floodplain administrator signature block (see attachment).
The proposed service drive curb cut on Sandy Lake Road is too close to the proposed
access drive.
Relocate access drive opposite and offset from the one on Wendy's site. Put it in line
with Town Center Parkway.
There is a potential for vehicular conflict at the access/fire lane easement along the north
line. Cars traveling in an easterly direction may conflict with cars entering the eastern
end the fire lane from the opposite direction.
Reminder that dumpsters need to be visually screened with a 6 foot high solid fence on
all sides, except the side used for garbage pickup service.
Outline property requesting a zoning change from "SF-12" to "TC' on the site plan.

Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the April 4, 1996
Development Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the April 4th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An
Engineer for the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, April 9th to resubmit twenty-eight (28) folded
copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and one (1)
transparency (8 1/2 x 11) of each exhibit to the Planning Department.

Base flood (including design base flood) elevation data shall be generated for
subdivision proposals and other proposed development including
manufactured home parks and subdivisions if not otherwise provided.
All subdivision proposals including manufactured home parks and subdivisions
shall have adequate drainage provided to reduce exposure to flood hazards.
All subdivision proposals must have the following note placed on the
preliminary and final plat:
"Floodplain Development Permit Application No. has been
filed with the City of Coppell Floodplain Administrator on

All subdivision proposals shall have the boundaries of the 100-year floodplain
and floodway clearly shown on the prelimlnnry and final plat.
All lots within or adjacent to the lO0-year floodplain shall have the lowest
floor elevation for each building site shown on the final plat.
When any part of a subdivision lies within or adjacent to the lO0-year
floodplain, a permanent bench mark tied to a designated National Geodetic
Vertical Datum marker shall be established within the subdivision at all
accessible location. The bench mnrk and tie shall be located and referenced
with all pertinent informntion on the final plat along with a registered public
surveyor's seal.
When any part of a completed subdivision is within or adjacent to the 100-
year floodplain, the following note must be placed on the final plat:
~I'he developer, builder, seller, or agent shall inform in
writing, each prospective buyer of subdivision lots or
property located within special flood hazard areas of this
site that such property is in an identified flood hazard
area and that all development must conform to the
provisions of the City of Coppell Floodplain
Management Ordinance."
The written notice shall be filed for record in the county Deed of Records
