Locate 8'caliper or larger trees on the site plan.
When is a r.o.w, to be dedicated and how will it affect 15' landscape buffer requirement for
driveways. If the roadway along the north side of the lot is to be a dedicated street, the full width of
the r.o.w, needs to be dedicated now and the full width of the street constructed now.
Landscape plan and site plan don't match.
Preliminary plat shows a 'proposed access easement' along the eastern property line while the site plan
is showing a 'dedicated r.o.w. ~, please be consistent and provide an access easement.
Landscape plan is showing a 5' landscape buffer along the eastern property line instead of a 10' buffer.
Monument sign will have to be relocated. The sign ordinance requires the sign setback 75 feet from
property lines other than those property lines fronting the street r.o.w.
Signature blocks are missing on the preliminary plat. (Include flood plain administrator signature
block.)
If the property will be serviced by the shared mutual accessway on the south and if City Council adopts
the proposed landscape requirements on July 1 lth, a 10' landscape buffer will be required for all
off-street parking, loading, driveways and vehicular use areas. Aeeessways between lots may be
permitted through all perimeter landscape areas. Maximum width of accessways shall be twenty-five
(25) feet.
Parks and Recreation Manager's Comments:
1. Any work performed on the Denton Tap Road median will need to be detailed and approved by Dennis
Slayton (Parks Operations Superintendent). This would include irrigation work, turf removal/re-
establishment, plant removal/replacement etc.
2. Entries along Denton Tap Road will comply with Streetscape Plan of the subdivision ordinance.
3. Irrigation plans will show controllers having freeze sensor, rain check sensor, and a surge protector.

A. Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations provide reasons
why our comments should not be followed when you attend the July 6, 1995 Development Review
Committee (DRC) meeting.

Each applicant will bring one new set of revised plats and plans to the July 6th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project or
other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, July llth to resubmit twenty-eight (28) folded copies of revised
plans, three (3) reduced paper copies and one (1) transparency of each exhibit to the Planning
Department.
