RE: Town Center. Lot 3. Block 1. Prelimina~ Plat (Comerica Bank)
Dear Sirs:
This letter is to inform you that your request for approval of Town Center, Lot 3, Block 1,
Preliminary Plat for Comerica Bank, located on thc east side of Denton Tap, approximately
1,035 feet north of Sandy Lake Road, was approved by the Coppell City Council on Tuesday,
August 8, 1995, with the following conditions:
Removal of the two most southerly parking spaces of the front parking lot and
reconfigurafion of the south access to the front parking lot to preserve one 26"
pecan tree and one 18" elm tree.

Dedication of the entire fight-of-way width of the public streets to adjoin the site
on the north and east.

Notation of existing right-of-way width on Denton Tap Road and Parkway
Boulevard and provision of visibility triangles at points of ingress and egress.
Revision of the site plan to eliminate the seven (7) parking spaces on the south
side of the building (it is our understanding that you may wish to go before the
Board of Adjustment at some future date if it is felt that additional parking spaces
are needed at this site); to show total stacking spaces for motor bank; to provide
11' of fight-of-way for a deceleration lane; to show brick pavers at street and
driveway intersection with Denton Tap Road, and to preserve as many of the
more significant existing trees as possible.
5. Provision of a preliminary irrigation layout on the landscape plans.
6. There will be no total cleating of the site.
As noted in our previous letter, Jeff Jones, Fire Marshall, needs to be contacted about the lane
width for the access easement. His phone number is 304-3500.
City Council also authorized the Planning and Zoning Commission to be the Municipal Authority
responsible for the approval of the Final Subdivision Plat. Consequently, your Final Plat will
not require City Council action.
