Box 650282 Dallas, TX 75265-0282 RE: Town Center, Lot 3, Block 1, Final Plat (Comerica Bank) - CORRECTION Dear Sirs: This letter is to inform you that your request for approval of Town Center, Lot 3, Block 1, Final Plat for Comeriea Bank, located on the east side of Denton Tap, approximately 1,035 feet north of Sandy Lake Road, was approved by the Coppell Planning and Zoning Commission on Thursday, September 21, 1995, with the following conditions: 1. Visibility triangles at all ingress/egress points need to be shown on the Plat. A 10'-wide sidewalk easement adjacent to Denton Tap Road needs to be shown on the Plat. A recommendation be sent to the Town Center Architectural Review Board that the monument sign not exceed 60 square feet. Please note that the Commission recommended that the applicant work with staff and the Architectural Review Committee as to signage -- there should be less plastic used. No construction may begin until the Final Plat has been fried with the Dallas County Plat Records Department. Approval of this Final Plat is valid for six (6) months. If the Final Plat has not been submitted to the Planning Department prior to March 21, 1996, the plat shall be deemed null and void and resubmittal shall be required. See the attached checklist for the requirements for executing Final Plats and Replats.
