RE: Town Center ShoppinF Center. Lot 1. Block 2. Final Plat
Dear Sirs:
This letter is to inform you that the Town Center Shopping Center, Lot 1, Block 2, Final Plat, to allow the
development of a shopping center on approximately 9.8809 acres of property fronting the north side of Sandy
Lake Road and east of Denton Tap Road, adjoining the Overton Bank property, was approved by the Coppell
City Council on Tuesday, October 8, 1996, subject to the following conditions:
1)
Provide a 30' x 30' access easement by separate instrument located at the north side of the
YMCA property. An easement is needed for the driveway radii off of Town Center Boulevard
behind the proposed retail building located at the north side of the property.
2) All fire lanes must meet City of Coppell fire codes.
Please be advised that no construction may begin until this Final Plat has been fried with the Dallas County Plat
Records Department. Approval of this Final Plat is valid for six (6) months. If it has not been filed for record
with the County prior to April 8, 1997, the Final Plat shall be deemed null and void and resubmittal shall be
required. See the attached checklist for the requirements for executing Final Plats and Replats.
