RE: Town Center Shopping Center. Lot 1, Block 2. Final Plat
Dear Sirs:
This letter is to inform you that the Town Center Shopping Center, Lot 1, Block 2, Final Plat, to allow the
development of a shopping center on approximately 9.8809 acres of property fronting the north side of Sandy
Lake Road and east of Denton Tap Road, adjoining the Overton Bank property, was recommended for approval
by the Coppell Planning and Zoning Commission on Thursday, September 19, 1996, subject to the following
conditions:
1) Compliance with Engineering Department comments, attached;
2) correction of the signature block to reflect that City Council is the final approval authority, and
3)
a 20' radius in the fire lane be allowed in order to preserve the tree as described by the
applicant.
The date scheduled for consideration by the Coppell City Council is Tuesday, October 8, 1996, at 7:30 p.m.
A representative for this case must be present at this meeting. Failure to represent this item may result in the
denial of this application. City Council has instructed staff to include in its agenda packets only those items
which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submlttal
deadline for revised drawings is Thursday~ September 26~ 1996. Therefore, please submit 17 folded copies
of revised drawings, plus three 8 1/2" x 11" paper reductions on or before that date.
The drawings which require changes in order to comply with Planning and Zoning recommendations are: Final
Plat.

Impact fees required.
Provide a 30' x 30' access easement by separate insto~ment located at the north side
of the YMCA property. An easement is needed for the driveway radii off of Town
Center Blvd. behind the proposed retail building located at north side of the
property.
The property Hne adjacent to Sandy Lake Road needs to be shown on the north side
of the right-of-way dedication (i.e., the heavy line should be the new property line).
