Whenever an off-street parking or vehicular use abuts an adjacent property line, a 10 feet landscape
area is required.
Provide building elevations, or specify Architectural Review Committee design criteria.
If a monument sign is planned, please provide elevations.
Provide a left turn lane on south bound Denton Tap Road.
Locate certain trees on site plan.
Provide angle parking on east side of property, north of the fire lane to avoid conflicting traffic
movement.
The dimension of a parking space should not be less than 180 sq. ft.

All landscape plans will comply with the Streetscape Plan.
Irrigation Controllers will need:
- Freeze sensor
- Rain sensor
- Surge protection device
Irrigation meters will be assessed by the Water Utilities Superintendent.
Prior to the removal of existing trees on the construction site, please contact the Parks Operations
Superintendent for possible transplanting.

A. Staff written comments will be faxed to each applicant.

Please revise plats, landscape plans, and utility plans based on staff recommendations provide reasons
why our comments should not be followed when you attend the June 1, 1995 Development Review
Committee (DRC) meeting.

Each applicant will bring one new set of revised plats and plans to the June 1st DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project or
other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, June 6th to resubmit twenty-eight (28) folded copies of
revised plans, three (3) reduced paper copies and one (1) transparency of each exhibit to the Planning
Department.
