Landscape plans need to show 2 additional trees at the northwest comer, opposite to
Wendy's, as prescribed by City Council, and in compliance with requirement of 1 tree
per 50' of vehicle use area perimeter landscape.
2)
To conform with the site plan, the 24' fire lane at the northwesterly portion of the plat
needs to align with the fire lane easements recorded in Vol. 95199, Pg. 5149, and shown
on the Wendy's plat. Did we agree to a 20' fire lane on the north side of the building?
3) Show width of Sandy Lake Road.
4) Provide Floodplain Administrator signature block. (See Attachment)

City Council retained final approval authority, so the plat needs to have the Mayor's
signature block. (See Attachmen0
6)
Landscape plan needs to be signed and sealed by a licensed Landscape Architect or a
bonafide nurseryman.
7) Irrigation plan needs to be signed and sealed by a Licensed Irrigator.
8) Include utilities signature block.
9) On the plat show zoning for Chaucer Estates as PD 116-SF-7

A. Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations should
not be followed when you attend the September 5th Development Review Committee (DRC)
meeting.

Each applicant will bring one new set of revised plats and plans to the September 5th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.

Applicant will have till noon Tuesday, September 10th to resubmit twenty-eight (28) copies of
revised plans and three 0) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.

SECTION XI - FILING OF PLAT
After approval of the Final Plat by the Municipal Authority and correction of the
plat as required by the Municipal Authority and the Planning and Engineering
Departments, the Developer shall submit filing fees and the required number of
copies for filing with the County Clerk. These copies shall bear all required
signatures of City Officials. After signature by the City Officials, the Developer
shall complete the filing process and return nine (9) paper copies and t~vo (2)
mylar copies of the 'filed" plat to the City. Said copies shall show the volume
and page of the Map and Plat Records into which the plat was recorded by the
County Clerk. If the final plat has not been submitted for signatures by City
Officials wiflfin six months after approval by the City Council, the pla~ shall be
deemed null and void, resubmiRal shall be required, and the current Subdivision
Regulations shall apply. -

SECTION Xl - FILING OF PLAT
The undersigned, the City Secretary of the City of Coppell, Texas, hereby
certifies that the foregoing final plat of the
Subdivision or Addition to the City of Coppell was submitted to the City Council
on the __ day of ., 19 , and the Council, by formal action,
then and there accepted the dedication of streets, alleys, parks, easements, public
places, and water and sewer lines, as shown and set forth in and upon said plat,
and said Council further authorized the Mayor to note the acceptance thereof by

Base flood (including design base flood) elevation data shall be generated for
subdivision proposals and other proposed development including
manufactured home parks and subdivisions if not otherwise provided.
All subdivision proposals including manufactured home parks and subdivisions
shall have adequate drainage provided to reduce exposure to flood hazards.
All subdivision proposals must have the following note placed on the
preliminary and final plat:
"Floodplain Development Permit Application No. . . has been
filed with the City of Coppell Floodplain Adrmmstrator on

Ali subdivision proposals shah have the boundaries of the 100-year floodplain
and floodway clearly shown on the preliminary and final plat.
All lots within or adjacent to the 100-year floodplain shah have the lowest
floor elevation for each building site shown on the final plat.
When any part of a sulxlivt~_~on lies within or adjacent to tbe 100-year
floodplain, a permanent bench mark tied to a designated National Geodetic
Vertical Datum marker shall be established within the subdivision at an
accessible location 'l'ne bench mark and tie shaH be located and referenced
with all pertinent information on the final plat along with a registered public
surveyor's seal.
When any part of a completed subdivision is within or adjacent to the 100-
year floodplain, the following note must be placed on the final plat:
'The developer, builder, seller, or agent shall inform in
writing, each prospective buyer of subdivision lots or
property located within special flood hazard areas of this
site that such property is in an identified flood hazard
area and that ail development must conform to the
provisions of the City of Coppell Floodplain
Management Ordinance.'
The written notice shall be filed for record in the county Deed of Records
