ITEM: Town Center Addition, Lots 2 & 3, Block 3, Minor Plat, to allow the
development of a retail/office center and bank on approximately 2.801 acres of
property located along the east side of Denton Tap Road, approximately 325
feet south of Parkway Boulevard, at the request of Dowdey Anderson &
Associates, Inc.

1. As stated on the site plan, the location of the driveway to Denton Tap Rd. is unacceptable for
Lot 3, therefore the fire lane should be revised accordingly.
2. Relocation of the driveway for Lot 2 onto Town Center Blvd. will also require that the fire
lane be revised accordingly.
3. Should consider some type of cross access from Lot 2 to Lot 1, Block 3 on the east side to
allow for greater circulation on site.
4. You are showing the discharge of drainage areas 4 and 5 into existing Town Center Blvd.
That drainage needs to be picked up on site and taken to an existing storm drainage system.
