Town C AddL2/MP-CS010817 T H E~ C I T Y O F' CO P-ELL August 17, 2001 Mr. Alen Hinckley Univest Properties 12201 Merit Drive #170 Dallas, TX 75251 RE: Town Center Addition~ Lots 2 & 3, Block 3, Minor Plat Dear Mr. Hinckley: This letter is to inform you that the Town Center Addition, Lots 2 & 3, Block 3, Minor Plat, to allow the development of a retail/office center and bank on approximately 3 acres of property located along the east side of Denton Tap Road, approximately 325 feet south of Parkway Boulevard, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, August 16, 2001, subject to the following conditions: 1) Rectifying the discrepancy between the existing and proposed fire lane and access easements at the southern driveway. 2) Including a complete metes and bounds description in the Owners Certificate and Dedication. 3) Adding the name of the addition in the City Secretary's signature block. The date scheduled for consideration by the Coppell City Council is Tuesday, September 11, 2001, at 7:30 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please revise and submit to the Planning Department 16 folded copies of the Minor Plat on or before 12 noon~ Tuesday, August 28th.
