SITE PLAN
1. Indicate existing driveways on the west side of Town Center Boulevard.
2. Specify color, materials and font of the face of the monument sign.
3. A maximum of 15 parking spaces in a row are permitted, per section 12-34-8(B) of
the Landscape Ordinance (see comment below).
4. Please demonstrate that the proposed lighting, especially the spot lights are in
accordance with Section 12-36 Glare and Lighting Standards, of the Zoning
Ordinance.
5. Need letter of approval from the Town Center Architectural Control Committee.
LANDSCAPE PLAN
Landscaping needs to be revised to be in accordance with Sections 12-34-8 and 9 of
the Coppell Zoning Ordinance. The plan, as submitted, is not in compliance with:
· Section 12-34-9, the Non-vehicular landscape requirement,
· Section 12-34-8(C ) 2.c, provision of a 10 foot landscape area on each side of a
shared driveway
· Section 12-24-8(B)3, requiring that landscaped islands (with one tree) are not
separated by more than 15 parking spaces, there are two rows of parking (one
which contains the loading area) which does not comply with this section.
· All utility and mechanical equipment needs to be screened, including the
transformer along the east property line towards Town Center Boulevard. Is there
another transformer planned in front of the building along the east property line?
ELEVATIONS
1. All non-residential buildings in the TC District are required to be 80% masonry. The
definition of masonry specifically excludes concrete block and stucco and similar
products. The note under the Rear Elevation states that "some areas may be solid
brick or EFIS". Need to provide a calculation of the percentage of brick verses CMU
and EFIS for this building.
2. Specify color, size and materials of the proposed attached signs. Per
recommendations of the C.I.V.I.C. report, attached signs should consist of
individually mounted letters and be black, white or neutral colors.

Please revise plats, site plans, landscape plans, and building elevations based on
staff recommendations. Should applicant disagree with staff comments please
provide reasons why staff recommendations should not be followed when you
attend the July 5th Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the July 5th
DRC meeting. Applicants will be asked to show, explain and defend any revision.
An Engineer for the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, July 10t~ to resubmit fourteen (14)
folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and
JPEG flies of each exhibit to the Planning Department.
