1. The proposed use is not recommended by th~ Comprehensive Plan
2. Sidewalks need to be shown on plan.
3. Dimension all parking spaces.
4. Brick pavers are required at driveway entrance.
5. 80% masonry requirement does not include Drivit; we recommend against this
material on the 20% portion of building.
6. Place landscape calculations on site plan and indicate: interior landscape
requirement; perimeter 1. s. requirement; non-vehicular open space
requirement.
7. Dimension all landscape areas.
8. Parking must be screened from neighboring property lines.
9. Site plan must reflect a solid masonry wall adjacent to all single family zoned
10. Parking spaces in front seem excessive; no truck parking with advertising
allowed on site, storing or display of motor vehicles not allowed in parking
spaces.
11. Screening wall not allowed in front yard.
12. Dimension distance between parking lot and property lines.
13. Identify all plant material in landscape areas (grass, ground cover, type?).
14. Sign needs to be bordered with same building material as main building
(brick?).
15. Interior lighted and plastic bubble signage not allowed.
16. Monument sign requires 15 foot front yard setback.
17. Dimension fire lane minimum width of 24 feet.
18. Building facades need work; too much color, too many materials, poorly
proportioned; color board required.

Note:
A. Please revise plats, site plans, landscape plans, and building elevaaons based on staff
recommendations. Should applicant disagree with staff comments please provide
reasons why staff recommendations shouM not be followed when you attend the
September 7th Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plats and plans to the September 7th
DRC meeting. Applicants will be asked to show, explain, and defend any revision. A
representative for this project is required to attend the meeting.
C. Applicant will have till noon Tuesday, September 12th to resubmit eighteen (18) folded
copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to
the Planning Department
