Mayor Sheehan, Superintendent Echols, and City of Coppell Planning Department,
This letter is in reference to a proposal for U-Haul to build a three-story mini warehouse
and truck/trailer rental facility at the corner of Denton Tap and Spur 553 (Highway 121
bypass). I understand the Coppell City Council voted against this facility last week, but
concerns were raised that U-Haul might sue the City of Coppell to allow them to go
forward with this project.
My wife and I are homeowners in the new Magnolia Park subdivision of Coppell. Like
most Magnolia Park homeowners, we strongly object to this facility being constructed at
the proposed address. We were out of town during the public hearing on March 15th, but
we still wanted to go "on record" with our objections to this facility, which include the
following:
Danger to our elementary school children. The proposed address is adjacent to
Denton Creek Elementary School. Many of the U-Haul customers who would rent
trucks from this facility would be driving these trucks for the first time. This situation
presents a c/ear danger to our children. We have no objection to a U-Haul facility of
this kind, but not at this address - so close to an elementary school. This is by far our
most serious objection. The Coppe// /ndependent School District/School Board
should a/so investigate this situation and oppose this development.
Unsightly appearance. The corner of Denton Tap and the Highway 121 bypass is
the north entrance to the City of Coppell, with city parks just one block south of this
intersection. A three-story mini warehouse and truck/trailer rental facility is not what
the City of Coppell needs at this location. Further east on 121 there is additional
space zoned for light industrial use. This area would be a much more appropriate
location for this facility.
Effect on home resale values. If this mini warehouse and truck/trailer rental facility
is located just across the street from Magnolia Park, as proposed, it will inevitably
lower property values for homeowners in this subdivision. This is a nice residential
neighborhood with expensive homes, and high city taxes are paid based on the
appraised value of the homes in this neighborhood.
We strongly urge the Planning Department and the Coppell City Council to hold firm
against this proposed development.
