Baird, Hampton & Brown, Inc. 309 W. 7m Street, Suite 500 Fort Worth, TX 76102 Dear Konstantine: In response to the most recent proposed revisions to the U-Haul site plan, I am forwarding staff comments for your information. Review of the site plan indicates that the proposed building has shifted approximately 3' closer to the front property line. Staff has no objection to this change, if the design of the site remains in accordance with all applicable codes and ordinances. However, some changes have been made to the plan since City Council approval on July 10, 2001, which do not comply with the approved plan or the Zoning Ordinance. The revised site plan contains the following outstanding issues: Revise the size of the proposed landscape islands on both ends of the rear row of parking (adjacent to the building) in accordance with Section 34-8-B.3 of the Zoning Ordinance, which states that "Such planting islands shall have a minimum area of 150 square-feet and a minimum width of nine feet." Currently, each island measures 6' 8" in width. It is estimated that one parking space will have to be eliminated in order to comply with this requirement. Eliminate notation indicating an increase in the height of the brick wall from 6' to 8'. The approved plan does not show or reference an 8' high brick wall, but maintains the 6' high wall around the perimeter of the property. The brick wall must remain in accordance with that shown on the approved plan. Remove the note which states that "No portion of the parapet wall exceeds the 10' allowed by code", as it is incorrect. Please consult with the City's Fire Marshal for the correct maximum parapet height, which is believed to be approximately 4' high.
