SUBJECT: U-Haul International, Site Plan
As we discussed on Thursday, September 21, 2000, I have several outstanding issues with the U-Haul
International site plan as submitted.
Having received the modified site plan quite late in the submittal process, insufficient time was available to
properly review the corrections made to the plan. After reviewing the site plan, as submitted, I have the
following concerns:
Fire lane radii is not shown on the plan.
The incorrect Fire Code edition is shown on the plan.
Incorrect statements are made on the plan. The plan states "All fire lanes are a minimum of 20' in
width. (This regulation may be modified with the exception of a fully sprinklered building at the
discretion of the Fire Marshal)" As you are aware, the minimum fire lane width in Coppell is 24
feet. This requirement can not be waived or modified.
The entire fire lane is located within the collapse zone of the building. Some modification is
needed to get a large portion of fire lane out of the collapse zone. With a three-story building, it is
imperative to have a safe place to locate the apparatus for fire fighting purposes.
I did receive a telephone call and a fax on Friday, September 22, 2000 from Jeffrey Evans with U-Haul
International. The fax was a modified site plan relocating some of the fire lanes. This plan also shows
joint use of some fire lanes with Jack In The Box. I do not know if there is a joint use agreement between
the two parties and without a scaled drawing, I can not determine if there is adequate coverage from the fire
lanes as shown. However, if all portions of the building are within 150 feet from a fire lane and a joint use
agreement is worked out and the approved landscaping does not interfere with Fire Department access, then
the layout might work. I will ask Mr. Evans for a detailed plan in order to attempt to answer those
questions. In the meantime, if you have any questions or would like a copy of the faxed plan, please let me
know.
