RE: U-Haul International~ Site Plan
Dear Madam/Sir:
This letter is to inform you that the U-Haul International, Site Plan, to allow the construction of a
three-story mini-storage facility on approximately 2.02 acres of property located along the south
side of S.H. 121, approximately 350 feet east of Denton Tap Road, was denied by the Coppell
Planning and Zoning Commission on Thursday, September 21, 2000. The following were several
issues of concem:
1)
Oversized rental truck parking spaces are provided at the front of this facility
which is not permitted by Ordinance.
2) Landscaping calculations are in error.
3) Landscaping screening of the parking area is not reflected on the Site Plan.
4)
Three monument designs were submitted. There is no indication which is
preferable to the client. None meet the requirements of the Ordinance.
5) A 15' monument setback is not identified on the Site Plan.
6) Plant materials do not speci5/size and caliper.
7) Site does not meet the requirements of the Fire Department.
You have the right to appeal this decision to Council within 15 days, which would normally be
October 6th. However, because of a short-turnaround this month and the fact that our cases are sent
to the City Secretary Department by 12 noon Monday, October 2ha, a letter must be received by the
Planning Department by Friday, September 29th, in order for this case to be forwarded to City

Council for consideration on October l0th. We also need 17 additional copies of all exhibits by
September 29th. If exhibits are revised, three (3) 8½ x 11 copies need to be included.
