This letter is to inform you that your request for approval of Valley Ranch Baptist Church Addition. Fingl Pl~t,
was recommended for approval by the Coppell City Council on Tuesday, February 8, 1994. The following
conditions apply:

The building must be fully sprinklered;
because of phase H future expansion, all temporary fire lanes must be composed of grasscrete
or any other approved temporary all-weather surfac~. If a temporary surface is used as a fire
lane, it must. only be u 'tdized by the Fire Department;
as new buildings are added to the platted site, fire lanes must be replatted prior to construction
of any additional structure;
applicant comply with the Slxeetsca~ Plan; and
the screened trash enclosure be allowed to be wood so that it can be moved at a later date to a
more appropriate location and recommended that Council approve such. When later phases of
the church are completed, this will become a masonry enclosure.
No construction may begin until the plat has been filed with the Dallas County Plat Records Department.
Approval of this plat is valid for six (6) months from the City Council agenda date. If the plat has not been
submitted to the Planning Department prior to August 8, 1994, the plat shall be deemed null and void and
resubmittal shall be required. See the attached checklist for the requirements for executing plats.
