Valley Ranch Baptist Church Addition
Hike & Bike Trail Easement Request
Dear Mr. Sieb:
As I expressed in the plat review before the City staff on December 2, Valley Ranch Baptist
Church is not agreeable to the City's request for a 30' easement along the south property line.
Regardless of the availability now or in the future to share the existing 20' maintenance
easement along the creek, the church will not agree to the City's request.
Due to the Landscape Ordinance adopted by the City earlier this year, we are contending with
the loss of some fifty parking spaces which must now be landscaped islands. We can hardly
afford the additional loss of paving such an easement would require.
The loss of any parking does irreparable harm to the ministries of the church and
subsequently re~hlcts our ability to serve the citizens of Coppell. We wish to exemplify good
citizenship in our development activities, however, .we cannot ask our congregation made up
largely of Coppell residents to donate church land to the City.
My understanding is that Ms. Bowman required our civil engineer to show the proposed
easement on the plans which were forwarded to the planning and Zoning Board. Please do
not interpret the drawing as our 'intent to waiVer on this critic~ issue.
Please contact me if you have any questions or comments.
Sinc, e~ely yours,
