OWNER'S CERTIFICATE
BEING all that tract of land in the City of Coppell, Dallas County,
Texas, a part of the SINGLETON THOMPSON SURVEY, ABSTRACT NO. 1493,
and being a part of that land conveyed to TRILAND/NORTHSTED JOINT
VENTURE as recorded in Volume 82118, Page 212, Dallas County Deed
Records, and being further described as follows:
COMMENCING at a 1/2 inch iron rod found at the intersection of the
south line of Belt Line Road (a 120 foot right-of-way) with the
east line of MacArthur Boulevard-(ll0 foot right-of-way), said iron
rod being the northwest corner of Block 1 - Lot C of Valley Ranch
Center, an addition to the City of Coppell as recorded in Volume
88035, Page 1680, Dallas County Map Records;
THENCE S 85' 42'35" E, 824.91 feet along the south line of Belt
Line Road to the POINT OF BEGINNING of this tract; said point being
the northeast corner of Block 1 - Lot C of said Valley Ranch
Center, a 1/2 inch iron rod found for corner;
THENCE S 85'42'35" E, 496.14 feet along the south line of Belt
Line Road to a 1/2 inch iron rod found for corner;
THENCE South, 728.57 feet to a 1/2 inch iron 'rod found for corner
in the north line of a 59.5154 acre tract conveyed to Irving Flood
Control District, Section III from TRILAND/NORTHSTED JOINT VENTURE
on October 16, 1985 and described as drainage easement in Volume
85210, Page 838, Dallas County Deed Records, said 59.5154 acre
tract known as Grapevine Creek Channel;
THENCE along the north line of said Grapevine Creek Channel as
follows:
Northwesterly, 313.88 feet along a curve to the left which has
a central angle of 1~ 14'25", a radius of 1600.00 feet, a
tangent of 157.45 feet, and whose chord bears N 70° 27'03" W,
313.38 feet to a 1/2 inch iron rod found for corner;
N 76'04'13" W, 190.32 feet to a 1/2 inch iron rod found for
corner;
Northwesterly, 15.13 feet along a curve to the left which has
a central angle of 00'49'04", a radius of 1060.00 feet, a
tangent of 7.57 feet, and whose chord bears N 76'28'45" W,
15.13 feet to an "x" set in concrete at the Southwest corner
of Block 1 - Lot C of said Valley Ranch Center;
THENCE North, 611.47 feet along the east line of Block 1 - Lot C of
said Valley Ranch Center to the POINT OF BEGINNING and containing
326,705 square feet or 7.500 acres of land.
