Town C AddL3/SP-DR010628 City of Coppell Development Review Committee Comments Planning Department First American Bank - Town Center Addition, Lot 3, Block 3, Site Plan Denton Tap Road, South of Parkway Blvd. DRC Date: June 28, 2001 and July 5, 2001 Planning & Zoning Commission Meeting: July 19, 2001 City Council Meeting: August 14, 2001 The landscape plan and site plan needs to be the same scale, orientated in the same direction and have the same si~,e building. Site Plan 1. The monument sign may only advertise the use on that lot, and is required to be setback 75 feet from adjacent property line. 2. General Note # 2 should be removed from the site plan, outside storage of materials is not permitted. 3. The site plan states the square footage of the building to be 4,995 square feet and on the landscape plan it is 5,040 square feet, which is correct? 4. Parking spaces need to be 9'x19' unless additional landscaping is provided to accommodate the 2 foot overhang area. 5. A minimum of 17 parking spaces will be required, (1 space per 300 square feet), 21 parking spaces are being shown within this lot, the date table indicates 22 parking spaces. 6. Need to specify the height of the building, in feet in inches. 7. Specify the height, size and type of parking light fixtures proposed. Please demonstrate that the proposed lighting, is in accordance with Section 12-36 Glare and Lighting Standards, of the Zoning Ordinance. 8. Brick paver bands are needed on the entrance to Denton Tap Road and are to be located one foot inside the property line. 9. Dumpster Screening should be the same material (brick) and color as the main structure. 10. It is recommended that the drive through and queuing be reoriented north to south verses east to west to obscure the view from Town Center Boulevard. 11. Need a letter of approval from the Town Center Architectural Control Committee Elevations 1. Need to dimension the height of the building. 2. Need to specify manufacture's specs and color for all the building materials, including roof material and color. Page 1 of 2 3. Specify color, size and materials of the proposed attached sign. Per recommendations of the C.I.V.I.C. report, attached signs should consist of individually mounted letters and be black, white or neutral colors. 4. Need to submit a color board at the July 5th DRC meeting. Landscape Plan 1. The site plan states the square footage of the building to be 4,995 square feet and on the landscape plan it is 5,040 square feet, which is correct? 2. Limit the landscape plan, including calculations and tree counts to the areas within this lot. The landscaping shown on the adjacent lot is in conflict with the landscape plan submitted for that tract. All required landscaping needs to be met within the platted lot. 3. Attached are Sections 12-34-8 and 9 of the Coppell Zoning Ordinance and Ordinance No. 91500-A-189 (plant palette) which specifies the required landscaping. The plan, as submitted, is not in compliance with these regulations. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, July 10t~ to resubmit fourteen (14) folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and JPEG flies of each exhibit to the Planning Department.
