Dear Ms. Diamond:
The attached site plan exhibit shows the area calculations for perimeter landscaping, interior
landscaping and non-vehicular landscaping for compliance with landscape area requirements of the
City of Coppell. The perimeter landscaping provides for a 10' buffer area along the north property
line and a 15' buffer along Town Center Boulevard and Denton Tap Road. An additional 2' is also
included along Denton Tap for automobile overhang in front of the parking stall areas. As you arc
aware, the common access drive along the south property tine has been widened to an overall width
of 27.5' to compensate for the perimeter landscape buffer requirement.
The interior landscaping areas, consisting of islands adjacent to parking areas, are shown on this
exhibit and total 1,111 square feet. The non-vehicular landscape areas are also delineated and total:
7,100 square feet. This area is significantly greater than the area summary shown on the landscape
plan due to the elimination of the 10' perimeter buffer area along the south property line.
I believe the deficiencies in required landscaping that were previously noted by you have been
remedied by the slight modifications that were made to the site plan layout to provide compliance
with the three levels of landscaping requirements.
