1st Review of: Valley Ranch Center - Preliminary Plat
ENGINEERING:
1) Please delineate the adjacent property owners names on plat.
As a standard procedure, a Drainage Area Map showing the area with on and
off site drainage must be submitted.
3) Delineate the size of the storm sewer pipes, inlets, etc. on the D.A. Map.
4) Sheet flowing to the streets must be minimized.
5) More information is required on the existing storm sewer along the south
R.O.W. line of Beltline Road to the north of the property.
6) For preliminary platting, a utility plan is required showing the storm systems,
water and sewer improvement all in one sheet along with existing contours,
plus a Drainage Area Map. Detailed construction plans should be submitted
at the time of the final platting.
B. BUILDING INSPECTION:
1) Need Site Plan.
FIRE DEPARTMENT:
1) Fire hydrants required every 300 feet.
Must provide an all weather driving surface on not less than 2.4 feet of
unobstructed width, with adequate roadway turning radius capable of support-
ing the imposed loads of fire apparatus before construction begins.
3) Fire hydrants and water system must be operational before construction
begins.
4) The access roadway shall be extended to within 150 feet of all portions of the
exterior walls of the first story of any building.
5) Uniform Fire Code, 1985 is applicable.
6) Refer to Fire Lane City Ordinance ~86-357.
7) Preliminary Site Plan and Water & Sanitary Sewer has no fire lanes.
8) Fire hydrants on MacArthur need to be 45".
D. LONE STAR GAS:
1) No Comments.
E. GENERAL TELEPHONE:
1) Will need conduit placed by developer for facilities.
F. PARAGON CABLE:
1) If cable is required, please contact Jo Jo Kirkland at 2.59-1500 ext. 313.
G. U.S. POSTAL SERVICE:
1) No Comments.

DEVELOPMENT INSPECTIONS:1) Will need Soils Report to determine if sub-grade will require Lime Stabilization.
Z) Use of cushion sand under paved surfaces is not allowed.
3) Prior to beginning construction, a Pre-Construction Conference must be sched-
