Final Plat/Plans
We have reviewed the above referenced subject for conformance to
City of Coppell subdivision ordinance, zoning ordinance,
streetscape plan and standards, and the following sets forth our
comments:
1. The 10'x300' right-of-way reservation should be dedicated
to city at this time, along with required documents for
filing by owner.
2. We have no other objection.
RETAINING WALL
We did not review this submittal in detail, since none of the
plans we received had enough information to review regarding
the wall, i.e., a plan view. Indicate on wall section when
3:1 slope and 20' berm are located in relation to wall, along
with 100-yr. inundation level.
1. Maximum drive width shall be 30'~ one drive is shown to
be 35'.
2. Spacing on 2 easternmost drives is inadequate, but we
have no objections to allowing the reduced distance between
drives.
3. Provide dimensions on site plan to help clarify aisle and
parking spaces. Indicate fire lanes on site plan.
4. Indicate pavement design for parking areas and drives.
5. Have provisions been made for loading spaces as per
zoning ordinance?
WATER & SEWER PLAN
1. Any sanitary sewer mains to be dedicated to or maintained
by the city shall be 8" minimum diameter, unless it is a
service line from building.
2. No further objections.

GRADIN~ AND DRATN&GE PI~
1. Area 14, 9.7 cfs is too great a quantity to sheet flow to
driveway. Similar for areas 9, 10, and 12. Maximum
allowable velocities will be 2 f.p.s. Need indication
whether sheet flows are less than 2 f.p.s.
2. No other objections.
