RE: Town Center Business Parlq Site Plan and Replat
Dear Kelly:
This letter is to inform you that the Town Center Business Park, Site Plan and Replat, to allow
the development of an office building on approximately 1.398 acres of property located along the
south side of Parkway Boulevard, approximately 200 feet west of Heartz Road, was
recommended for approval by the Coppell Planning and Zoning Commission on Thursday, July
21, 2000, subject to the following conditions:
SITE PLAN CONDITIONS:
1) Light standards shall not exceed 25 feet in height, matching those used at Town
Center, if possible.
2) Landscape with trees at ends of all parking bays.
3) Brick pavers be shown on Landscape Plan.
4)
Dimension typical parking space; if less than 19 feet long, additional
landscaping is required. (See Zoning Ordinance)
5) Show additional landscaping in center parking bay area.
6) Integrate pattern of landscaping in the center island

REPLAT CONDITIONS:
1) Change title to read: Replat of Lot 1-R.
2) Show utility easements as required by TXU.

The date scheduled for consideration by the Coppell City Council is Tuesday, August 8, 2000, at
7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this
item may result in the denial of this application. City Council has instructed staff to include in its
agenda packets only those items that accurately reflect conditions as recommended by the Planning
and Zoning Commission. Therefore, please revise and/or submit to the Planning Department 17
folded copies of all exhibits on or before 12 noon~ Wednesday~ July 26th. Also, please submit
three (3) 8 1/2 x 11 paper reductions of all revised drawings.
