SIZE OF AREA: 2.544 acres (24,620 square foot retail building). CURRENT ZONING: TC (Town Center). REQUEST: Final Plat approval. TRANSPORTATION: Denton Tap Road is an improved six-lane divided thoroughfare (P6D) contained within a 100'-wide right-of-way. Town Center Boulevard is an access street with a variable right-of-way width. SURROUNDING LAND USE & ZONING: North- South - East- West - Vacant; TC Comeriea Bank; TC Police & Courts Facility Addition; TC Sonic Restaurant; C COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for mixed uses. Item # 15 DISCUSSION: The final plat conforms to the preliminary plat which the Commission reviewed last fall. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: The planning staff recommends approval subject to engineering comments as follows: 1) Provision of utility plans. 2) Relocation of driveway into Town Center Drive to align with median opening. 3) Provision of a 5' sidewalk along Denton Tap Road, a 4' sidewalk along Town Center Drive, and a 4' sidewalk along Town Center Boulevard. 4) Provision of driveway widths which comply with subdivision regulations. 5) Provision of a left-turn deceleration lane from southbound Denton Tap Road into the driveway entrance nearest the northwest comer of the site.
