EASEMENT
That we, Cullum Development Co. of Dallas County, Texas
consideration of One Dollar ($1.00) and other valuable consideration paid by
the City of Coppell, a municipal corporation of Dallas County, Texas, receipt
of which is hereby acknowledged, do grant, bargain and convey to said City, it
successors and assigns, the use and passage in and along the following parcel
or tract of land situated in Dallas County, Texas, in accordance with the plat
attached, to-wit:
PUBLIC UTILITY EASEMENT
Tract A
Being a public utility easement, said easement is situated in Lot C,
Block 1, Valley Ranch Center according to the Plat of Record in Volume
88035, Page 1680, Deed Records, Dallas County, Texas, and being more
particularly described as follows:
COMMENCING at a point in the south right-of-way line of Belt Line
Road, said point also being the most northeasterly corner of said Lot
C, Block 1, and the northeast corner of Triland/Northsted Joint
Venture Tract as recorded at Volume 821.18, Page 0213, D.R.D.C.T.;
THENCE South 00°00' 00" West, along the east line of said Lot C, Block
1, said line also being the west line of said Triland/Northsted
Tract, a distance of 209.71 feet to a point;
THENCE North 90° 00' 00" West, normal to the east line of said Lot C,
Block 1, a distance of 20.00 feet to a point in the west line of
existing 20' public utility easement as recorded as part of said
Valley Ranch Center, Plat of Record, said point also being the POINT
OF BEGINNING of Tract A;
THENCE South O0° 00' 00" West, along the west line of said existing
20' public utility easement, a distance of 20.00 feet to a point;
THENCE North 90° 00' 00" West, normal to the west line of said
existing 20' public utility easement, a distance of 17.42 feet to a

Being a public utility easement, said easement is situated in Lot C,
Block 1, Valley Ranch Center according to the Plat of Record in Volume
88035, Page 1680, Deed Records, Dallas County, Texas, and being more
particularly described as follows:
COMMENCING at a point in the south right-of-way line of Belt Line
Road, said point also being the most northeasterly corner of said Lot
C, Block 1, and the northeast corner of Triland/Northsted Joint
Venture Tract as recorded at Volume 82118, Page 0213, D.R.D.C.T.;
THENCE South 00000' 00" West, along the east line of said Lot C, Block
1, said line also being the west line of said Triland/Northsted
Tract, a distance of 347.26 feet to a point;
THENCE North 90° 00' 00" West, normal to the east line of said Lot C,
Block 1, a distance of 20.00 feet to a point in the west line of
existing 20' public utility easement as recorded as part of said
Valley Ranch Center, Plat of Record, said point also being the POINT
OF BEGINNING of Tract B;
THENCE South 00° 00' 00" West, along the west line of said existing
20' public utility easement, a distance of 20.00 feet to a point;
THENCE North 90° 00' 00" West, normal to the west line of said
existing 20' public utility easement, a distance of 28.96 feet to a
point;
THENCE North 42° 50' 55" West a distance of 14.36 feet to a point;
THENCE North 47° 09' 05" East a distance of 13.92 feet to a point;
THENCE South 90° 00' 00" East, normal to the west line of said
existing 20' public utility easement, a distance of 28.52 feet to the
POINT OF BEGINNING and containing 674.59 square feet or 0.0155 acres
of land.
TO HAVE AND TO HOLD the above described premises, together with, all and
singular, the rights and appurtenances there to anywise belonging, unto the said
City of Coppell, its successors and assigns, forever. And we do hereby bind
ourselves, our heirs, successors and assigns, to warrant and forever defend,
all and singular, the said premises unto the Said City of Coppell its
successors and assigns, against every person whomsoever lawfully claiming or to
claim the same or any part thereof.
It is intended by these present to convey a right-of-way to the said City of
Coppell for the usual rights of ingress and egress in the necessary use of such
right-of-way in and along said premises.
