EASEMENT
That We, Dunning Limited Partnership for and in consideration of One Dollar
($I.00) and other valuable consideration paid by the City of Coppell, a
municipal corporation of Dallas County, Texas, receipt of which is hereby
acknowledged, do grant, bargain and convey to said City, it successors and
assigns, the use and passage in and along the following parcel or tract of land
situated in Dallas County, Texas, in accordance with the plat attached, to-wit:
30' FIRE LANE
Being a 30 foot wide fire lane, said fire lane is situated in Lot B,
Block 1, Valley RanchCente~ according to the Plat of Record in Volume
88035, Page 1680, Deed Records, Dallas County, Texas, and being more
particularly described by metes and bounds as follows:
COMMENCING at the southwest corner of said Lot B, Block 1, said point
being in the east right-of-way line of MacArthur Boulevard as recorded
in Volume 84087, Page 3767, Deed Records, Dallas County, Texas;
THENCE North 00° 10' 00" East, along said east right-of-way line of
MacArthur Boulevard ~nd the west line of said Lot B, Block 1, a
distance of 73.95 feet to a point;
THENCE South 89° 50' 00" East, normal to the west line of said Lot B,
Block i, a d~stance of 3.50 feet to the POINT OF BEGINNING;
THENCE North O0° 10' 00" East. parallel with the west line of said Lot
B, Block 1, a distance of 129.55 feet to a point;
THENCE South 87° 50' 55" East, along the south side of an existing 30
foot wide fire lane, a distance of 30.02 feet to a point;
THENCE South 00° 10' 00" West, parallel with the west line of said Lot
B, Block 1, a distance of 128.51 feet to a point:
THENCE North 89° 50' 00" West, along the north side of an existing 30
foot w~de fire lane, a distance of 30.00 feet to the POINT OF
BEGINNING and containing 3871.15 square feet or 0.0889 acres of land.
TO HAVE AND TO HOLD the above described premises, together with, all and
singular, the rights and appurtenances there to anywise belonging, unto the said
City of Coppell, its successors and assigns, forever. And we do hereby bind
ourselves, our heirs, successors and assigns, to warrant and forever defend,
al.] and singular, the said premises unto the said City of Coppell its
successors and assigns, against every person whomsoever lawfully claiming, or to
c]_aim the same or any part thereof.
It is intended by these present to convey a right-of-way to the said City of
Coppell for the usual, rights of ingress and egress in the necessary use of such
right-of-way in and along said premises.
