Dear Bob:
In response to your request for an evaluation of your mini-warehouse project recently completed here in
Coppell, I would offer the following comments:
Coppell has rather stringent construction guidelines (minimum of 80% masonry construction,
no stucco allowed, solid landscaping requirements, fight sign control, etc.), and your project
more than met our minimums.
We processed your request through an S.U.P. (Special Use Permit) zoning request and found
the procedure to be more than adequate for the proposed use. Some cities recommend P.D.'s
(Planned Development) for this type use, but because of the requirements of our S.U.P. code,
the S.U.P. addressed all concerns of our citizens, the Planning Commission, and City Council.
The finished product exhibited a design which compliments the area around it -- a landscape
nursery on one side; a church on the other -- and is enhanced by a caretaker's quarters which
is similar in appearance to the typical residential architectural style found in Coppell.
To date, we have received no negative comments regarding the warehouse and the only criticism
I have heard relates to the type and size of the signage placed on the caretaker's quarters. I
would add here that you did abide by the provisions of our sign code, and the comments I have
heard were based on personal taste.
All in all, the project seems to have met a need for Coppell citizens and appears to fit into the overall fabric
of our community.
