RE: Valley Ranch Self-Storage. Preliminary Plat
Gentlemen:
This letter is to inform you that your request for approval of the Valley Ranch Self-Storage,
Preliminary Plat, to allow the development of six additional mini-warehouse buildings on
property located on the south side of Beltline Road, approximately 1,521 feet east of MacArthur
Boulevard, was recommended for approval by the Coppell Planning and Zoning Commission on
Thursday, October 19, 1995. The following conditions apply:

Acquisition of an access easement across property to the east to place second
Blooming Colors driveway entrance opposite existing Beltline Road median
opening, or deletion of second driveway entrance;
extension of sanitary sewer line to east property line of Lot 2, if it is adequate to
provide service to the east; and
verification of grate inlet elevations in reference to the 100-Year Floodplain.
Please note that Impact fees will be required for this development.
The date scheduled for consideration by the Coppell City Council is Tuesday, November 14,
1995, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to
represent this item may result in the denial of this application.
