relocation of any existing utilities located in easements proposed for
abandonment, and
compliance with Engineering and Fire Department comments as follows:
ENGINEERING COMMENTSt
The proposed 20 foot utility easement across the south side of the property should
be shifted further south so that the sewer line is not installed adjacent to the
proposed building.
An offsite easement should be acquired from the property to the west to construct
a common driveway approach on the northwest side of this'site.
A 10 foot wide sidewalk and utility easement should be provided for the southern
most deceleration lane adjacent to MacArthur Blvd.
A right-of-way corner clip will be required at the intersection of MacArthur and
Belt Line Road (please refer to right-of-way documents previously provided for the
construction of Belt Line Road).
Impact fees will be required.

HISTORY:
This property was platted in 1987 and replatted in 1992. City
Council granted Special Use Permits on portions of the property
in 1987 and again in 1994. Council authorized the current PD
district in July of 1996.
TRANSPORTATION: MacArthur Boulevard is a P6D divided major thoroughfare built
to standard in a ll0'-wide right-of-way. Beltline Road is shown
on the thoroughfare plan as a P6D and is scheduled for
construction by Dallas County, but currently is a 2-lane asphalt
roadway contained within a 120'-wide right-of-way.

DISCUSSION:
The staff Development Review Committee has reviewed the replat, site
plan and landscape plans. The plans are in conformance with the terms
and conditions of the planned development district ordinance.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the replat subject to:
correcting notations to indicate that the zoning west of the property
is "C" Commercial and that the zoning south of the property is
"LI" Light Industrial with a Special Use Permit;

for abandonment; and
