Understanding that this rezoning is simply to reduce the required parking, and to attach a
revised concept plan, and a detail plan will be required prior to construction on this tract,
the following issues need to be addressed so as to not impact the detail plan approval
process.
1. Need to designate the existing TXU and the hike and bike trail easements along
the west property line
2. The ultimate parking plan indicates approximately a 36' dimension for the truck
court, which is not sufficient. The site plan should be revised to indicate a
reasonable balance of parking and truck docks, verses significantly over-parking
and "under-docking". It is recommended that the parking be provided per existing
zoning requirements (1/1000) and the office to warehouse ratio be the maximum
reasonable amount, such as 10% office and 90% warehouse, which would require
240 spaces, instead of the 429 spaces shown.
3. Delineate the property lines with thicker lines, and "fade" the adjacent property.
4. Correct the site plan of the adjacent property (building 4) to reflect the current
request for Detail Site Plan.
5. Need to include the entire tract that will eventually be platted for this/these
building(s).
6. Add dimensions to property lines. The existing dimension line parallel to the
south property line indicates 419.3 linear feet, which appears to scale correctly,
however, the landscape calculations indicate that the southern property line is 514
feet. None of the linear foot dimensions on the landscape plan, used for perimeter
landscaping appear correct.
7. Need to provide 15-foot landscape buffer along the entire length of Freeport
Parkway adjacent to this tract.

Please revise plats, site plans, landscape plans, and building elevations based
on staff recommendations. Should applicant disagree with staff comments please
provide reasons why staff recommendations should not be followed when you
attend the April4 tn Development Review Committee (DRC) meeting.

Each applicant will bring two new sets of revised plats and plans to the April
4th DRC meeting. Applicants will be asked to show, explain, and defend any
revision. A representative for this project is required to attend the meeting.
Applicant will have till noon Tuesday, April 9tn to resubmit fourteen (14) folded
copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and one
JPEG, TIF or Powerpoint Slide of each exhibit to the Planning Department.
